Bookings taken by phone or online should be considered as provisional until the booking has been reviewed by us, and the non-refundable 25% deposit processed. You will then receive written confirmation of your booking. The balance of the rental will be due six weeks before your holiday.
Once you have a confirmed booking, you are responsible for the full rental cost, even if you subsequently cancel.
In the event of a cancellation, you must notify us immediately and we will confirm receipt of your cancellation.
We will do our best to re-let the accommodation but if we are not successful you will be liable to pay the total amount due. We would strongly advise you to take out insurance to cover this eventuality.
We realise uninsurable events do occasionally arise and so we will move a deposit from one week to another within the same calendar year, provided there is at least six months clear between the written notice to us of the intention to move a week, and the start date of the holiday originally booked.
The accommodation is designed and equipped for family type holidays. It will not accommodate more than the stated number. Only persons listed on the booking form are allowed to sleep in the accommodation. We are happy for one or two cots to be added on top of the occupancy rate, free of charge and subject to space, but only for children less than three years old. Guests must accept responsibility for the safety of their children.
Force Majeure - If for any reason beyond our control the property is not available on the date booked (owing to fire, flood, exceptional weather conditions for example) you will be refunded the full amount of the booking, but the applicant shall have no further claim against us.
The proprietors shall not be liable to you or any other member of your party for any loss or damage to your property however caused.
There is a No Smoking Policy in all of the Cottages.
We are happy to accept pets in our designated cottages by prior arrangement and with an additional charge of £30. We have a dog agreement, a copy of which will be sent to you with your confirmation, which must be adhered to during your stay. They must be kept on a lead at all times and not left unattended in the property.
Proprietors reserve the right to enter the property if necessary during your stay.
We shall do all that we can to ensure the accommodation is clean and comfortable for your arrival and it will be appreciated if you will try to leave it as you find it. Any articles that are damaged, broken or lost must be paid for.
To allow time for the accommodation to be prepared for incoming guests, we ask that it should be vacated by 10 am on the morning of departure. Your cottage will be ready from 3pm on the day of your arrival.
